Rental Management
- Delegating one Property Management Leader responsible for your property with the full support the staff of Rapid Realty
- Selecting an advertising program to give your property the maximum coverage in the market place at the least cost. Targeted to the right customers
- Preparing of suitable worded advertisements targeted to attract the attention of responsible tenants to rent and respect your property
- Photographing your property to portray maximum benefit and interest to prospective tenants
- Reporting to you results achieved and enquires received from planned and targeted advertising. Make adjustment to program if necessary
- Arranging and erecting signs and special window cards for maximum attention
- Organise and supervise successful Viewing Days for potential tenants
- Report all activity and follow up on all enquires from advertisements, window display signs, drive past inspections, internet enquiries etc.
- Organising and qualifying tenants and arranging appointments for all qualified tenants
- Obtain searches and all other relevant information regarding the property
Tenancy Management
- Selecting tenants that are satisfactory in terms of their capacity to pay rent and care for your property during the tenancy.
- Preparing and completing tenancy agreements to protect the interest of our client within the scope of the Residential Tenancy legislation, including collecting and disbursing security bonds
- Conduct thorough tenant entry and exit inspections that identify significant variations in the condition of your property during the tenancy so as to fulfil clear responsibility for malicious damage or neglect and to protect our client's interest
- Collect and account to you on all rental income and outgoings
- Establish and maintain positive relationships by effective communication with your tenants and customers
- Monitor and manage unsatisfactory behaviour of tenants causing rental arrears or other breaches to the tenancy agreement, including issuing notices and communications to tenants for the purpose of preventing and controlling rent arrears
- Tenancy requests for maintenance, repairs are reported and acted upon in accordance with your instructions in a timely manner
- Maintain appropriate procedures and skills to effectively handle complaints, grievances and disputes that may arise between tenants, landlords and the agency
- Lodging necessary forms and notices with the Residential Tenancy Authority to meet client obligations and reduce the stress and pressure that can arise for our clients and their families
- Liaising with stakeholders from the Residential Tenancy Authority to neighbouring properties to maintain and enhance your good reputation and that of Rapid Realty and our professional team
Property Management
- Carry out vigilant entry and exit inspections of the property and general inspections on timely basis 3 months after a new tenancy and at least every 6 months thereafter based on the ALARP* principle
- Maintain and review suitably qualified tradesmen and suppliers to enable programmed maintenance or emergency repairs are delivered in a timely manner, cost effectively and to a satisfactory standard of quality
- Review the rental price of the property and match with prevailing market conditions on a timely basis with recommendations for appropriate adjustments to achieve the best possible financial return on your property asset
- Identify visible defects, damage or ware and tear that may need repair, maintenance, servicing or even refurbishment to maximise your financial return, manage risk as low as reasonably practical (ALARP) while delivering satisfactory customer service for your tenants
- Provide regular reports and communication for your consideration regarding general inspections, maintenance or repairs, complaints or testimonials that need immediate or urgent attention
- Monitor landlord and agent statutory and contractual obligations and identify where the property and our records may need review leading to specific devices, features, fittings or documentation identified to meet compliance with the law or to reduce your exposure to other intolerable risks (e.g. insurance, fire, electrical and health and safety, etc)
* ALARP is an acronym meaning "as low as reasonable practical".
It is a management principle applied to the assessment of risks, hazards, dangers, causes and consequences within a tolerance limit for property owners.
For example, if a tenant causes malicious damage to a property, this property would be inspected more frequently then a property that has commendable tenants.
